Rashmi is the Head of the Real Estate practice and a Senior Partner at K Law’s Bengaluru office. Her career began in 2001 when she worked with Mr. Ashok Haranahalli, Senior Counsel and former Advocate General of Karnataka. Here, she was primarily involved in property-related cases in various tribunals and courts, including the High Court of Karnataka. In 2003, she was also part of the team that drafted and finalised the BBMP Building Bye-Laws, a set of regulations to govern construction activities within the BBMP’s jurisdiction.

Her next stint was with the real estate and dispute resolution team at Amarchand & Mangaldas & Suresh A Shroff & Co., followed by a role setting up the real estate practice at Khaitan & Co LLP starting 2013. 

At K Law, she is actively involved in our Construction, Dispute Resolution, Constitutional Law, and Private Client practices. She has been an asset to clients in matters associated with title due diligence, leasing, township and SEZ development, private equity investments in real estate, debt funding, estate planning, RERA regulations, and real estate disputes and arbitration.

  • Advised Altico Fund on funding real estate projects by Unishire Group and Legacy Group, including advice on the liquidation of secured assets through negotiated transfer to third parties
  • Advised Booking.com, Koch Inc and Molex, The Royal Bank of Scotland, Rolls-Royce, and Expedia on the acquisition of commercial premises on lease across India, including for the setting up of R&D Centres
  • Advised Century Real Estate Group on the title due diligence of over 1000 acres across Bangalore and on the consolidation of land holdings across group entities
  • Advised Dan Hotels (part of Israel-based Dan Hospitality Group) on acquiring land in Whitefield, Bangalore, to set up a 5-star hotel, drafting, negotiating and finalising construction contracts.
  • Advised Dan Hotels on KIADB’s land acquisition bid for the construction of the Bangalore Metro
  • Advising DivyaSree Group on various real estate projects across India, setting up a SEZ project and various residential projects, registration with RERA, and handling disputes before RERA, NCDRC, and SCDRC. Also advised on leasing commercial premises, structured project finance, construction finance, and lease rent discounting facilities for various projects
  • Advised Embassy Group on title due diligence for various projects, group re-structuring, project finance and transfer of assets inter-se among the SPVs
  • Advised Godrej Properties Ltd on acquiring properties in Bangalore for joint development and joint ventures
  • Advised JSW Group on the acquisition of land in Bangalore for setting up sports facilities
  • Advised L&W Constructions (part of a Singapore-based conglomerate) on various construction contracts and on acquiring properties in Bangalore, Chennai, and Pune
  • Advised Qualcomm on the acquisition of properties on lease and sale in Bangalore, Chennai, and Hyderabad.
  • Part of the 2003 team that drafted and finalised the BBMP Building Bye-Laws

  • Speaker at the ABA India Global Lawyers' Summit 2024 on Harmonising Horizons: Uniting Law, Governance and Philanthropy in India and the West
  • Invited to speak about Women in the Workplace, Gender Equality, and Related Issues by the Women Entrepreneurs and Empowerment Committee of the Bangalore Chambers of Commerce and Industry at their 2017 and 2018 annual events
  • Participated in a panel discussion on Challenges in the Implementation of RERA at FICCI’s 2018 National Conference in Delhi
  • Participated in a panel discussion on the Benefits of RERA for Homebuyers and its Challenges for Lenders, organised by FICCI in Bangalore in August 2018
